If you want to use the attic as a full room, the heat has to stay a floor higher and you insulate the roof slope itself. The installer fits insulation boards or wool against every sloping roof surface, around the roof windows and dormers, and finishes it all with panels or plasterboard. The result: an attic that stays comfortably warm in winter and much cooler in summer.
Expect € 2,500 to € 8,000 per job, or roughly € 50 to € 100 per m², including labour, materials and finish. The roof surface and the finish you want drive most of the price: leaving the insulation visible is cheaper than boarding it all up. Dormers, roof windows and valley gutters require extra fitting and cutting.
Note: this is insulating from the INSIDE, with the roof intact. If the roof covering has to come off or is due for replacement anyway, the insulation can also be added on the outside — but that is a roofer's job and falls outside this site.
